What is the agency fee for property consultancy?
In Turkey the service fee for a property sale is generally calculated on the sale price and agreed in writing with the parties beforehand. The rate can vary with the type of property, the scope of the process and the service provided. We state the rate and exactly what it covers at the very first meeting, and no additional items appear later.
What costs arise at the title deed transfer?
The main items are the title deed fee and the revolving fund charge. The title deed fee is calculated on the sale price and is usually shared between buyer and seller. In addition there is compulsory earthquake insurance (DASK), any outstanding property tax, and for mortgaged purchases the bank's valuation and mortgage costs. Because rates can change with legislation, we calculate the current figures with you before the transaction.
Should I buy an apartment without an occupancy permit?
It is possible but requires care. In buildings without an occupancy permit (yapı kullanma izin belgesi), utility subscriptions can be difficult, many banks will not grant a mortgage, and reselling may take longer. Sometimes the reason is a missing document that can be completed; sometimes it points to a more serious deviation from the approved project. We clarify which it is before the transaction.
Can I buy an olive grove and build a house on it?
Land classified as olive grove is specifically protected under agricultural legislation and construction on it is severely restricted. Whether any structure can be built depends on the zoning plan, the classification of the parcel, its size and its road frontage. For this reason you should never buy on the assumption that "something can be built eventually". We do not promise construction rights on any parcel before confirming the zoning and classification with the relevant authorities.
Is a shared title deed risky?
A shared title (hisseli tapu) is not inherently risky, but it does require acting together with the co-owners. Their position matters for sale, use and subdivision. Before buying, the ownership structure, any history of family division and the possibility of subdivision should be examined. Where that review is done, a shared title can also be a well-priced opportunity.
Can foreign nationals buy property in Burhaniye?
Foreign nationals can acquire property in Turkey within a defined framework. Restrictions by nationality, military security zone clearance and district-level area limits are checked before the transaction. A property valuation report is also mandatory for purchases by foreigners. The process involves a few more steps than for Turkish citizens, and we accompany you through them.
I want to sell my property — how long will it take?
It depends on pricing, location and the season. A property listed at the right price with complete documentation generally finds a buyer sooner. On the coast, spring and summer are the busiest months, while demand for homes in the town centre is spread more evenly across the year. At our meeting we give you a realistic time range for your specific property.
I live elsewhere — can you handle the process for me?
Yes. For clients based in another city or abroad we inspect the property in person and report back with detailed photographs and video, and we conduct the discussions on your behalf. Official steps such as the title deed transfer can be carried out with a properly issued power of attorney. We recommend you define the scope of that power of attorney together with a legal adviser.
Is the first consultation charged?
No. The first conversation — understanding what you need, telling you about the area and working out the right route for you — is free of charge. A service fee only applies once a concrete purchase, sale or rental process begins and has been agreed in writing in advance.
